Buying is cheaper than renting in 74% of Britain 04/08/2010
Zoopla has just released its latest 'Rent v Buy Index', which reveals the top places across Britain where renting a property beats buying and vice versa in current climate. This was done by comparing current asking prices to the average rents for two bedroom flats in the top 50 locations around the country. What may come as a surprise to many is that buying a home beats renting in 74% of cases around Britain with average monthly mortgage repayments being 8% lower, on average, than the cost of renting (assuming interest-only mortgage at 5% interest p.a.). Perhaps the biggest surprise is that it is still cheaper to buy than rent in London, despite high prices. Topping the list of places where renting is a better option than buying currently is Huddersfield, where the average two-bed flat costs only £493 per month to rent versus £146,898 to buy. Renting is also cheaper than buying in a number of other places including Oldham, Brighton, Swansea and Edinburgh. At the other end of the scale, Dundee comes in top of the list of places where buying is currently the best option with average asking prices for two-bed flats at only £88,263 versus £530 per month in rent. Other locations around Britain where buying is by far the better choice at current asking prices include Birmingham, Derby, Cambridge and Milton Keynes. Even in London, which has the highest rents in the country, buying is still the more cost-effective option, with average rents on two-bed flats currently at £2,155 per month versus average asking prices at an eye-watering £446,345. While buying wins out over renting today, the impact of a rise in interest rates cannot be ignored. If interest rates were to increase by 1% and rents to remain the same, renting would become more cost-effective in 80% of the locations studied. The Rent/Buy Ratio indicates the degree to which renting is less/more expensive than buying in each location. A figure above 1.0 indicates it is cheaper to rent than buy and the greater the figure the more expensive buying is versus renting. Similarly a figure below 1.0 indicates it is cheaper to buy than rent and the lower the figure the more expensive it is to rent versus buy. Current active property listings on Zoopla.co.uk have been used to compare the relative costs of buying versus renting two bedroom flats in the largest 50 cities/towns across Britain. The cost of buying is based on repayment costs of an interest-only mortgage at 5% interest per annum. HIPs have been suspended 20/05/2010
Breaking news this morning has confirmed that HIPs have been suspended in England and Wales, with the Energy Performance Certificate (EPC) remaining. The coalition government has put this amendment into force with immediate effect, although they have also clarified that a client will have the right to order a HIP if they feel it will benefit in the marketing of the property. The EPC element will need to be commissioned as soon as possible but will not need to be available in order for marketing of the property to actually begin. The onus will remain on the estate agent to ensure that the EPC has been ordered prior to marketing and has made ‘reasonable efforts’ to ensure that it is available within 28 days of the property coming to market. Non-compliance will once again carry fixed duty penalties.

In the latest monthly survey carried out by the Worldwide Property Group 88 per cent of respondents named property as the best option for investment. Gold was second, with all other investment options, including shares, barely receiving a mention at all. Turning attention to whether now is a good time to buy property in the UK, a staggering 92 per cent said ‘yes’. Once again, these figures are the highest since the survey began.
House price inflation hits 10.5%, says the Nationwide 29/04/2010
The annual rate of UK house price inflation has hit double figures for the first time since June 2007, according to the Nationwide. The building society said that house prices in the UK had risen by 10.5% in the year to the end of April. Prices rose by 1% in April to push the cost of the average home to £167,802.

Villagers warned after work con 12/02/2010
A MAN demanded more than £100 from an elderly villager for doing work that was not requested. Police have urged residents to be careful, after the man was reported as going door-to-door in The Street, East Preston, on Friday, offering to paint fence panels. At one home, at about 10am, he set about doing the work without asking permission, and charged £140, which he was given. He was driving an M-registration van, and was described as white, between 5ft 4in and 5ft 8in tall, aged in his 40s or 50s. He was bald apart from dark hair at the back and sides, spoke with a southern accent and was wearing grey trousers. Local Estate Agents Cooper Adams in East Preston village have sprung into rapid action following the devastating earthquake in Haiti on 12th January, which has claimed at least 170,000 lives and left up to 2 million in need of immediate shelter. Shaun Adams from Cooper Adams Estate Agents said: "We are lucky to sell many beautiful houses in our area and by helping a great cause provide housing in this terrible disaster only seems right. From now every new instruction we sell we will contribute £50 to the charity; as well as providing a local collection point for any generous donations." Cooper Adams are supporting international charity Habitat for Humanity. The charity helps people living in poverty in 92 countries to build or repair their homes so that they have a safe, decent place to live, and has worked in Haiti, one of the poorest countries in the Western hemisphere, for 26 years. Thankfully, all 50 of their local staff in Haiti survived, although the rented offices collapsed and so they are now working out of a temporary centre. Habitat for Humanity staff in neighbouring countries are also poised to help. January House Price Survey 18/01/2010
Sellers raised UK house asking prices by 0.4% in Rightmove's January survey, with prices up 4.1% on the year, according to the property price information group. The rise in house prices followed a 2.2% fall in December and Rightmove said it showed a buoyant start to the year with housing search activity at a record high. The prices are compiled from asking prices recorded by estate agents over a month, Rightmove said in the first week of January asking prices climbed 1.2%, more than reversing the 0.9% fall in the previous week. Rightmove found evidence of strong buyer interest and historically low levels of stocks on agents' books. "With home-movers setting new search records on Rightmove and a lack of property for sale, the decision of post New Year sellers to ask for a higher price could be a shrewd move. In spite of problems brewing for later in the year, there are definitely some of the ingredients for a buoyant spring, and a window of opportunity that sellers may wish to take advantage of," Miles Shipside, commercial director of Rightmove, said. Other recent house price surveys have found evidence of a slowing in the rebound in prices, with leading mortgage lenders Halifax and Nationwide both predicting flat prices in 2010. The Rightmove survey, however, suggests sellers at least are aiming for higher prices.

House values are set to remain largely stable throughout 2010. After an accelerated recovery in 2009, the average house price ended last year around 4 per cent higher than at the start, according to the Halifax House Price Index. The increasing demand and limited supply of properties for sale dictated house prices for much of 2009 and this balance looks set to influence house values further over the next twelve months. Much will depend on the UK economy and whether a sustained economic recovery is enjoyed, as well as any changes made to government spending and policy following the upcoming general election. In opposition to these analysts, 81% of home-owners believe that UK house prices will experience a rise over the next six months. Langmead Recreation Ground 08/10/2009
The enclosed area of land in the north of East Preston village is called the Langmead Recreation Ground . This is bordered by The Street, Worthing Road, Station Road and Vicarage Lane. If you do not know it, the two most obvious entry points are from Vicarage Lane, between houses 8 and 14, and from The Street beside the Scout Hut. The land is owned by Arun District Council, which is trying to set up a Friends Of Langmead group. To that end, there will be a public meeting in the Spire Room of St Mary the Virgin Church at 10am on Saturday, 21st November. This meeting will be followed by a nature walk around the recreation ground.

Recently released research from movewithus’ has revealed that children living at home for 5 years could cost their parents as much as £12,500, or the price of a 12.5% house deposit*. The research conducted by the movewithus website, which specialises in helping FTBs onto the property market, highlights that the average child is costing parents at least £170 a month**, not taking into account the fixed costs of running a large home. With an annual cost of £2,500, including extras, such as Christmas and Birthday presents, having a child live at home for another five years could amount to a total cost of £12,500. With property prices and interest rates at their lowest point for ten years, experts are claiming that now is the optimum time for First Time Buyers to enter the market, with affordable houses and cheap borrowing available. But, with lenders adopting stricter criteria for borrowing and asking for larger deposits, in some cases over 25%, First Time Buyers are unable to take advantage of the market. In a bid to save up the money for a deposit, many potential First Time Buyers are now resorting to the Bank of Mum and Dad and staying at home. Interest rates cut to record low 08/01/2009
The Bank of England has cut interest rates by 0.5% to 1.5%, the lowest level in its history. Will it have the desired effect of stimulating economic recovery? Cooper Adams Estate Agent attempts her first Triathlon for East Preston Charity 21/04/2008
Not content with pushing herself 110% in her demanding competitive job, Nicky Carsons, will be attempting her first Triathlon on the 5th May. She will be swapping her work suit for serious workout gear; she aims to swim 400 metres, followed by a 20 kilometre bike ride and a 5 kilometre run, for charity. Nicky met Lynette and Mark Leitch whilst marketing their home in East Preston village. On hearing about their son Matthew, who sadly died at a young age, Nicky decided she would like to raise money and awareness on behalf of the Matt’s Canaan Trust. This trust was set up in Matt’s name to provide respite breaks and dream holidays to patients and carers with life-threatening illnesses. Nicky, who works at Cooper Adams in East Preston Village has been training six days a week since the beginning of this year.
